Out of date & relies on misleading information
I unfortunately was taken in by the excellent job the narrator does on presentation. I should have checked more carefully before I wasted one credit on this book. I did not realize the author was a "buy with nothing down" advocate. Anyone who still thinks they can really buy real estate for nothing down is either a dreamer or a scam artist. More sadly still, the author assumes an average 5% value increase in real estate every year. Anyone with even minimal knowledge of the current decade's real estate market knows that a 5% per year increase in real estate value is Pie in the Sky thinking. Numerous studies show that the actual average real estate increase over the past 100 years or so is 2% or less. Avoid this author. His information is flawed, and his advice is sketchy.

Great value for anyone in real estate.
Unlike most of the books on real estate written and published by grandiose, copycat charlatans, this book has true practical value and is founded on solid real life experience.
Even after being actively involved in US residential real estate since 2004 by flipping and renting properties (prior to that in European real estate as well) and having my managing broker real estate licences in Colorado, I learned a lot from Mr. John Schaub.
Bravo - highly recommended material.

Old School
Very old school advice, despite the update and revision. The author’s primary method for finding leads is door knocking. He advocates securing hard money loans from private investors. He goes on and on with advice on how to draw up a contract with the homeowner. Who writes their own contract when transferring a deed?

Must read, packed full of great information
I have listened to many audiobooks on investing in Real Estate / single family homes and this one is perhaps the best one. It is more dense than say each Rich Dad Poor Dad series (collectively they offer a lot too). I want to thank the author for putting this book together and guiding all those that want to learn on the subject.
