Story
Are you interested in real estate investing but there is nothing to buy that makes sense where you live? Are you tired of seeing the amazing success of others investing in markets better suited for buy and hold real estate and wish that could be you? Do you want to take advantage of wealth building opportunities but are frustrated by the fact there just isn't any way to do that until the next market crash? Real estate investing is one of the greatest vehicles to build wealth, but it doesn't make sense in every market. Some locations provide incredible returns, while others make it almost impossible to find a single property that profits. Traditionally, investing out of state has been considered risky and unwise.

Story
Many Americans dream of financial freedom, but they're stuck in dead-end jobs and don't know how to get there. You don't need to be one of them. If you invested $35,000 in the stock market today, it could take 52 years for that investment to grow to $1 million. But if you invested that same amount into one single-family $140,000 rental property, it would only take 19 years. With just two rental properties, you could generate $417,000 in profit in just 10 years. Skeptical?

Money - investing, personal finance, and business decisions - is typically taught as a math-based field, where data and formulas tell us exactly what to do. But in the real world people don’t make financial decisions on a spreadsheet. They make them at the dinner table, or in a meeting room, where personal history, your own unique view of the world, ego, pride, marketing, and odd incentives are scrambled together. In The Psychology of Money, award-winning author Morgan Housel shares 19 short stories exploring the strange ways people think about money.

Maybe Good for a Novice
Lots of good info here, but too much bad info. Amateurs might not know the difference. Some of the bad info is dangerous. It does not take only three weeks to renovate a true fixer upper. You should not ignore transaction costs in 1031 exchanges. Writing down a plausible reason is not a good way to avoid discrimination, that only potentially avoids liability. Has this been peer reviewed? Does this guy have any financial qualifications? I don’t doubt his practical success but not every practitioner should be teaching. I’m a professional investment analyst. For some reason, investing books concerning public equities are held to a higher standard. I wish there was more rigor in the real estate investing space as well. I suggest you use this as a first step only if you are going to read it.

Easily most annoying book I've heard... by 10x
Author: "Don't fall for those get rich quick schemes."
Author: **psst! wanna hear how to make a million bucks off real estate in 7 years?**
Author: no mention of the amount of debt required to buy and hold 10+ properties in 5 years.
Author: "Go to my website. oh have you heard about my website? hey there's this amazing resource, it's a website... oh, it's mine. ok fine, but do you like podcasts? cause I have one of those too, and it's amazing. get your spouse to listen to it too. oh, did I mention I have a website?"
Seriously, I don't know how he can lead with chapter 1 and immediately follow it with his perfect plans that assume nothing goes wrong, and say, "And you can too!" Clearly he has made it work. I appreciate the principles, but I can hardly imagine the man has been entirely straightforward in his business when he's so curvy in this book.
You may be making millions off your website and podcast, but you're not treating your audiobook customers well by making us listen to your spiel every 2 minutes. And yes, it is every 2 minutes. Yuck.

2017 Review
I almost didn't buy this audio book because of some of the reviews saying the narration wasn't edited or was poorly done. I think the author has updated/edited the narration since then because I didn't have any of the issues mentioned. Try the sample chapter if you're still unsure.
Lots of great advice and I've had a rental for 3 years now; I never would have had time to read this book so glad the audio version was available.

Great info and performance
What made the experience of listening to The Book on Rental Property Investing the most enjoyable?
Great information for anyone considering investing in rental properties. I'm only at the point of doing research and this book is perfect for someone like me who needs everything explained clearly every step of the way.
I don't see why everyone is slamming Brandon's audio performance. Unless I have a new version that has been edited, I haven't found any of the comments bashing the performance to be true. One lady complaints about his enthusiasm... really? Personally I think Brandon did a great job and his enthusiasm keeps me engaged. I'm only several hours in but I've only heard one small stumble, nothing to tear the book apart for.

Self-promotion
The book lacks on getting into the details. Constantly referencing his podcast, website, YT channel. The story telling is aimless. Seems too promotional. I don't want to hear that I need to learn the math, I want to be told THE MATH. The book could be shortened by not wasting time. Show not tell.

Good content but Brandon's voice
I found the book had some good content, but Brandon read the book with too much enthusiasm. He made it sound like an infomercial. Perhaps if he had a professional reader I would have liked it more. If you do read it I would suggest the hard copy.

Hard to listen to.
Reader had an extremely heavy lisp. It sounds like his tongue got stung by a bee. He also overuses works like "therefore" and furthermore." The content of the book was good, but I got sick of listening to the guy talk before I was even half way through the book and gave up. The info was not worth the annoyance.

Lots of good advice, but with drawbacks.
The advice is really useful, but the book is let down by the author taking each and every available opportunity to plug his website.
I honestly don't think there's even five minutes between one mention of his site and another, and there's plenty of times when the website gets plugged sentence after sentence. It got pretty tiring.
The reader isn't professional, and it showed. Although he was passionate about the subject ,he has some kind of feint lisp on some letters that I found frustrating to listen to, and his voice goes a bit odd at times, as though he's desperate for a drink and wasn't allowed anything. Minor annoyances, but they become very noticeable after a few hours.
He forgot to edit one section mid way through the reading and you can hear him fluff his lines and read then reread them a few times - which I found quite distracting.
Overall, a good book let down by the constant need to crowbar in adverts for the author's website, and some rudimentary problems with the recording of the book.

I liked the story behind his investing. He is honest and leaves no stone unturned. The book is specifically for American investors although a lot of what he says can be used in any country. Added value to me, gave me knowledge, happy with the book. The way he says roof is hilarious, not making fun of the author, just so funny!!

Detailed but highly US focussed
This book was well written and detailed, but as I live in Australia I was looking for something I could apply here. One of the reviews said they were Australian and this book was great which is why I decided to get it. Although there is a lot of good information in this book it’s very specific to the United States. Would definitely recommend it for American property investors, not so much for anyone anywhere else in the world.

Motivation
Good book. Gained a few things from it however not 100% relevant as I’m from New Zealand.
Certainly gave me some motivation though.
Thank you.

I think I'd this better if I lived in the USA.
All though much of the advice is universal I felt there were too many references to American laws and lingo. I don't think this was made clear enough in the title.

Good content, too much promotion
Has a lot of useful insights and works through the numbers.
However, if i had a dollar for everytime the author mentioned his company. BiggerPockets.com then I don't think I'd need creative financing to fund my real estate journey
