Publisher's Summary

A new, sexy stand-alone from New York Times best-selling authors Vi Keeland and Penelope Ward.

It all started with a bet.

When my young son inherited half of his great grandfather’s historic inn, I decided to move us both to the place where I grew up.

Notice I said half of the Inn. The other half now belonged to Levi Miller, the famous quarterback who had other ideas about what we should do with the property.

We won’t mention that I accidentally injured him during our first meeting, causing him to get eight stitches.

You could say we got off on the wrong foot.

We bickered a lot as we both moved into the property while we figured things out.

He wanted to unload the run-down place, which, admittedly, needed a lot of work.

I wanted to restore The Palm Inn to its original beauty and reopen it as a bed-and-breakfast.

We couldn’t agree on anything. So Levi made me a proposal. One he thought I would surely lose. If I could sell out the place by the time he had to leave for training at the end of summer, he would back off and let me run it.

But in the weeks that followed, we got more than we bargained for while we were living under the same roof.

Levi and I got closer, and before I knew it, my nightly fantasies about the brawny Adonis became a reality. Not to mention, he was so great with my son.

We were in over our heads in more ways than one.

Because not only was he the last man on Earth I should be falling for because of our deal, but Levi was also my ex’s older brother.

And now the inn was the least of my problems.

Sebastian York is the sheessnit

Not sure what that ratchet comment was about Mr. Sebastian York, so sorry we don’t all have good taste. The story is cute but don’t be coming after my guy like that. Worthy of a listen.

Male Narrator

I like that he has a deep voice but he sounds older than the characters he portrays which I don’t care for.

The story was a good little romance

Ick Ick Ick! Disappointed!

This writing team wrote one of my favorite books, 'The Christmas Pact'. By the title might lead one to think it's an overdone plot but really it was unique, imaginative, funny and well developed. Not so with this book, though, just the opposite. By the time I hit the epilog I wanted to throw up... I HATED this story of justified lies and deceit centered around sibling betrayal.

The background story is of a mother starting over by preserving her son's family inheritance and the resistance she encounters from her brother-in-law. Instead the story begins with her twerking naked in the B&B when her BROTHER-IN-LAW walks in and... WATCHES! (ew ew ew!). Getting hot for your living brother's ex-wife, the mother of your nephew (gag) or lusting after your brother-in-law's package is just too over the top for me (seriously - what kind of person does that?)

Where is the romance, the imagination, the banter, the cleaver suspense, that I've loved in the past from this writing duo?

I struggled to finish. I wish I hadn't as the final chapter reveals the offspring these people will become siblings/cousins and its supposed to be funny- ugh do I hear banjo music playing?

Touchdown!!

This is one of the best romances I’ve read in a while. I fell in love with Levi and Presley…and seriously, what’s not to love about a sexy, sports romance?!! Levi is a hot AF NFL MVP quarterback who doesn’t really know what he’s missing in life until it (or she) smacks him right in the face…literally! Presley is a single mom whose had her heart broken by the man she thought was her forever until she finally lands herself the brother she was always meant for. York and Arndt provide exceptional narration for your listening pleasure and enhance the story with their talents. One of Ward and Keeland’s best works imo. And bonus…free listen with membership…SCORE! Don’t miss this 5 star story!!

Levi and Presley

I can't even describe how much I enjoyed this story. Levi and Presley embarked on an emotionally heartfelt, powerful and meaningful journey. Be prepared to laugh, cry and sit on the edge of your seat wondering what comes next. This is an exceptional story.
Sebastian York and Andi Arndt are phenomenal narrators. They truly brought this charming story to life.

Great book

This was a great little story. I especially enjoyed the last half of the book and felt like the author still a nice job discussing some of the difficulties involved with second marriages. It was quite captivating especially the readers. And they aren’t and Sebastian are really top notch narrator‘s. I highly recommend this book but I suggest just give it a little time and U2 will be hooked. It has a slow start but after that it’s great.

*4 Stars*

I enjoyed this one a lot. I am definitely getting in audiobooks much more. I love small town romance stories, and this was great, not to mention it has the whole brothers ex thing going on. I really liked both Presley and Levi, and Alex was adorable as well.

I enjoyed these guys getting to know each other, but I really despised Tanner. You knew everything would come to a head at some point, but it was interesting to see how our characters got there and how it all played out.

I loved this audio and how the narrators brought the story to like. Would recommend.

frustrating

I was so damn frustrated with this book, it took forever to get through this story. I wanted to slap Presley and say Just grow some balls and tell your ex to stop the crap. I kept waiting for the other shoe to drop and took forever till it did. I was so annoyed at everyone's advice. The chapters kept me eye rolling . I needed the plot to move along quicker contrary to some reviews saying it was fast paced.
The mother and her advice made me want to slap her as well as the coach. and Fern, I did not like at all. And the writing inferring the son making his mother feel guilty and needing to interact with a man she distrusts...grrrr not a fan.
I don't think it's a NO GO relationship...things were over along with feelings and trust.
I knew something had to give ..I was hoping it was what it was. I also feel that the authors writing... portraying the heroine as wishy washy....just juggling the whole relationship with will I won't I.........Waaay to frustrating. This push pull plotline is not my cup of tea. I'm afraid the whole protecting a child thing while sacrificing lives, happiness doesn't mesh in this story.
